TERWIN to launch first phase of WINHUB in Odesa by year-end

The first phase of the WINHUB logistics complex in Odesa will span 26,000 square meters. To complete the project and develop its network of logistics parks, Terwin has engaged a construction management and design firm DELTA Ukraine, Terwin’s press service told Forbes Ukraine.

  1. On March 13, during an event in Cannes, Terwin Corporation signed a memorandum with the Ukrainian subsidiary of Austrian company Delta AG. DELTA Ukraine will assist in concept development and provide technical solutions for the construction.
  2. Investments in the first phase of the Odesa WinHub “Tavria” complex total $18 million. According to Terwin’s press service, 30% of construction has already been completed. This amount includes $10 million for the land on which the warehouse is being built.
  3. The first phase of the Odesa warehouse has already been leased out to both external and internal tenants, including EVA and Varus retail chains. The total area of the Tavria logistics complex is expected to reach 350,000 square meters, with a total value of $245 million.
  4. The company is currently evaluating risks and plans to resume and complete construction in June 2025.
  5. In Kyiv, Terwin also plans to begin construction of a logistics complex in 2025.
  6. The total planned investment in the A-class logistics hub network—covering 1 million square meters across four Ukrainian regions—is approximately $700 million.
Background

In November 2023, Terwin Corporation partnered with the government’s investment support office, UkraineInvest, to develop four logistics hubs totaling 1 million square meters in the Kyiv, Odesa, Dnipropetrovsk, and Lviv regions.

The memorandum with UkraineInvest outlines a deal worth over $500 million, potentially expanding to $1 billion. However, according to Shostak’s comments to Forbes Ukraine in November 2023, an investment of $700–800 million should be sufficient.

The company plans to use a large share of the space for its own operations, leasing out the remainder to tenants. As an example, the businessman mentioned plans to build the country’s largest R&D center for key logistics technology developers within the future Kyiv hub.
